Closings and Refinances:

Spirit Title & Escrow, Inc. is a full service title agency. Therefore, we are the closing agent for purchases and refinances for both residential and commercial properties. We will hold escrow (see below) and be your title company for single-family, condominium and co-operatives as well as apartment buildings and other commercial properties.

1031 Tax-Deferred Exchanges:

The IRS provides a way for you, the seller of investment property, to defer the capital gains tax on the sale. Known as a 1031 Tax-Deferred Exchange, this vehicle may be the perfect way for you to save on capital gains for your investment properties while continuing your financial growth.

At Spirit Title & Escrow, Inc. we specialize in 1031 Exchanges in conjunction with our Underwriter, Fidelity National Title Insurance Company.

Short-sale Closings:

While Spirit Title & Escrow, Inc. cannot and will not negotiate a short-sale, we are ready to assist realtors and attorneys submit the offers to the lien holder. We have standards in place to make sure that paperwork will not have to be done over and to be your partner every step of the way. It’s like having a second pair of eyes.

Once we receive a request for a preliminary closing statement we not only prepare the statement, we also run a preliminary title search. By running this search, everyone can be well informed if there are additional liens or clouds on title that may delay the approval process or even prevent the closing from happening thereby saving time and resources that could be better utilized elsewhere.

There is never an upfront fee for this service and there will be no charge should the closing not take place.

Owner’s & Encumbrance Report:

Also known as an “O&E”, we can prepare a detailed report on any property in Florida within 48 hours, but usually under 24 depending on the county. The O&E report includes all recorded liens, vesting of title, real estate taxes and judgments recorded in the Public Records of the county where the property is located. This report also includes a name search for all persons listed in the vesting. The cost is $125.00 and includes copies of all related documents found.

What this does not include are any code enforcement or permits with any municipality that have not been recorded in the Public Records. Those items can be searched for an additional fee but the time period can be up to 7 business days.

Courtesy Closings:

Your client may own property in another state but they live or work in Broward County. Let us sign your purchase, sale or refinance documents to assure that everything will be signed accurately the first time. We are conveniently located to Weston, Pembroke Pines, Miramar, Hollywood, Dania, Fort Lauderdale, Cooper City and Plantation. We will even go to your client if need be (an additional fee may apply). Mail-away Closings:

If your client owns property in Broward or Miami-Dade County and lives elsewhere, don’t worry. We are experienced at mail-away closings at no additional charge. If your client or lender feels more comfortable closing at a title agency where they live, we can arrange that too. However, there will be an additional cost (whatever the actual fee the other agency charges for a courtesy closing) which will be passed on to the client).

Deposit Escrow:

Spirit Title & Escrow, Inc. will hold deposits for purchase and sale contracts at no additional charge. We do not hold escrow that is not in conjunction with a purchase.

Reverse Mortgage Closings:
