Short-sale Closings
While Spirit Title & Escrow, Inc. cannot and will not negotiate a short-sale, we are ready to assist realtors and attorneys submit the offers to the lien holder. We have standards in place to make sure that paperwork will not have to be done over and to be your partner every step of the way. It’s like having a second pair of eyes.
Once we receive a request for a preliminary closing statement we not only prepare the statement, we also run a preliminary title search. By running this search, everyone can be well informed if there are additional liens or clouds on title that may delay the approval process or even prevent the closing from happening thereby saving time and resources that could be better utilized elsewhere.
There is never an upfront fee for this service and there will be no charge should the closing not take place.
